Invitation to a Public Exhibition of proposed Development at Eastern Quarry Swanscombe

LAND SECURITIES WOULD LIKE TO COMMENCE RESIDENTIAL DEVELOPMENT AT EASTERN QUARRY TO PROVIDE NEW HOMES AND COMMUNITY FACILITIES, FOLLOWING THE COMPLETION OF MINERAL EXTRACTION ACTIVITIES.

Planning permission was granted in November 2007 for the development of Eastern Quarry to provide 6,250 dwellings and in addition up to 231,000 sqm of floorspace for non-residential uses.


1) Development Parameters & Site Wide Masterplan
Given the changes to the housing market since planning permission was first granted, Land Securities has sought approval from Dartford Borough Council (DBC) to amend the approved scheme. The principle changes proposed are for the following:

• to enable a first phase of development to come forward in the Eastern Gateway Area;
• to provide residential development in the Eastern Gateway Area;
• to redistribute employment floorspace, into the Central Village and Western Hub; and
• re-position the Primary School Site at the centre of Castle Hill.

2) Area Masterplan & Area Design Code In compliance with conditions on the outline planning permission Land Securities is preparing an Area Masterplan and Design Code for parts of the East Village/Castle Hill area, which will be submitted to DBC in early 2013. Once approved, this will enable the reserved matters for the first phase of residential development to be submitted for approval.

3) Local Park
A new local park is proposed to be provided in the Eastern Gateway Area adjacent to Southfleet Road, for use by new and existing local residents.

Dear GMRA members: We appreciate your frustrations given the short notice regarding this event, and yes we agree it is highly improbable that the council didn't know in advance this event was being planned. However, lets not get caught up in the conspiracy theory's! If you can get there tonight go along if not, don't worry as these things happen and without doubt there will be further public consultation to follow.
